Property Values are established by the market prices as homes sell in a given area. Property
values are constantly changing based on the economy and the demand for homes in the area. Property
value is best determined by comparable sales, known as comps. Comps are the
actual sale prices of properties that have sold and closed
escrow. Don't confuse a comp with a listing or asking price. The
listing price is what the property owner is asking for the home . Buyers place offers to
purchase properties that be may be lower or higher than the listed price. Once the seller
and buyer come to terms and agree on a
price, and the property closes, market value is established. Comparable properties that have sold in
your area are then compared against your property to establish its current property value.
