THE BUYER'S AGENT
A seasoned buyer’s agent is a rare commodity in the real estate business. Many so-called buyer’s agents are actually rookie agents working under listing (selling) agents, attempting to represent buyers.

An authentic buyer’s agent is a home buyer’s advocate. A buyer’s agent is a specialist in the home search process. He or she is trained on the home buyer’s needs, researching daily for homes that match your buying criteria and then previewing those properties. The buyer’s agent invests the necessary time so that you find the home that is right for you.

A buyer’s agent is prepared to protect and advocate your interests as a home buyer. For example, a buyer’s agent holds a seller responsible for covering the costs required to get the property in order before the sales transaction is closed. In fact, a buyer’s agent may recommend cancelling the transaction, and thereby forgoing his/her commission, if the terms are not in your best interest!

A buyer’s agent protects your deposit and other monies involved in the transaction so that you do not forfeit your deposit if problems arise, e.g., the seller doesn’t fulfill his obligations. In this regard, a buyer’s agent may also recommend that the subject property be inspected and that warranties on home appliances be obtained.

Buyer's agents are specialists in negotiating and structuring the transaction in the buyer’s best interests. They have experience in getting more purchase offers accepted because they know how to work with sellers and sellers’ agents. They remove potential conflicts of interest that can exist between general selling agents and you as the buyer, and in allowing the other parties to feel comfortable in knowing that they transaction will close on time.

Buyer’s agents show more available homes in the marketplace, including homes that are for sale by owner (FSB0), than general sales agents. They will show you exclusive listings, probate sales, bank repossessions or foreclosure properties when available. They will also drive the neighborhoods to uncover homes not listed in the the realtor Multiple Listing Services (MLS) system, and even have systems allowing you to buy directly from the sellers of homes that are not yet on the market!

Perhaps best of all, a buyer’s agent will greatly lessen or even remove the pressure that often exists in purchasing a home through general sales agents. A buyer’s agent spends the necessary time with you, working with you at your pace, so that you purchase the the right property for you. In short, the buyer’s agent works for YOU, the buyer.
